Stroudsburg - Thomas R. Wilkins, CEO of NEPA Management Associates, Inc.,
announced that effective July 1, 2016, NEPA will direct the administrative
duties, operations and fiscal management responsibilities on behalf of the
Northslope III Owners Association, Inc. Board of Directors.
Northslope III
is an upscale townhome development consisting of 198 townhomes located in
Shawnee on Delaware. Northslope III is a
combination of primary, vacation, and rental townhomes located just off Hollow
Road. A number of units have spectacular
winter views of the Shawnee Ski area.
Amenities include a new swimming pool complex.
Said Wilkins,
“Northslope III is a fantastic community.
The Board of Directors are very “hands-on” and while there are a number
of tasks that NEPA will be responsible for, working with such a receptive Board
makes our job a lot easier. It is
definitely a feather in our cap to add Northslope III to our growing portfolio
of community associations, homeowner associations, townhome and condo complexes.”
NEPA
manages communities in Northampton, Monroe, Lehigh, Carbon and Pike
counties. Recently, NEPA was successful
in breaking into the Lehigh Valley community association business with the
addition of three major communities located in the Lehigh Valley.
The
primary Property Manager for Northslope III will be Marilyn R. Lesoine,
Property Manager. Said Lesoine, “Having
Northslope III has definitely added a crown jewel property to my
portfolio. The people have been great to
work with and I look forward to handling the community for a long time,” Lesoine who started out as an Admin Assistant
has been with the company for 11 years.
Lesoine’s portfolio of properties includes Hickory Run, the Villas of
Pine Hill, The Estates at Great Bear, Northslope I and a number of other
associations. Lesoine is also
responsible for processing First Right of Refusals and Resale Certificates for
the 40+ accounts handled by NEPA Management.
NEPA
Management Associates was introduced to the community members at their Annual
Meeting held June 18th at Shawnee Inn. Prior to NEPA’s involvement with the
community they were managed by FirstService Residential, a management company
based out Collegeville, PA.
NEPA
does property management and approximately 2 years ago, offered just
Bookkeeping & Fiscal Management services for communities which has been a
huge success.
Said
Rosemarie Lobe-Waller, CFO, “We didn’t realize the demand for just bookkeeping
services for associations. Our
Bookkeeping & Fiscal Management model works well for small associations who
may have a turnover in the treasurer’s position as well as large associations
that want to out-source the financial part of running their community. So far all our accounts are very pleased with
our services.”
Waller,
who has been with the company for 15 years, runs the Accounting department which
consists of 5 bookkeepers. Said Waller,
“We’re looking to expand our financial and bookkeeping services to
municipalities, water and sewer companies and other semi-governmental
work. We can offer services at the same
level of satisfaction that the entity has now while offering huge cost savings
to the municipality because the accounting is outsourced.” Waller also stated, “It lessens their payroll
and benefit costs while still receiving their finances, income, disbursing
checks and reporting to the proper persons monthly.”
NEPA’s
services include operations of maintaining common areas and whatever amenities
the associations has to offer, administrative services which includes the
change-over of owners of the property or unit, handling all of the
correspondence received by the Board of Directors and the running of other
administrative responsibilities such as enforcing by-laws and covenants. The financial part of NEPA’s contract
includes the billing and collection of dues, fines, interest and late fees as
well as assessments. NEPA deposits and
accounts for the money received by reporting monthly to the Board of
Directors. Bills are paid by NEPA
through a pre-check run authorized and approved by the Treasurer and/or any
other Board member having that responsibility and then signed by Wilkins on a
weekly basis.
Said
Waller. “Since this is our fulltime job, if we receive a check on Tuesday, by
Wednesday it’s scanned into the association’s account. We utilize TOPS, which is recognized as the
premier software program for associations’ business.”
NEPA
Management is located at the BHG Business Campus, 7164 Route 209 in Stroudsburg
and has a second satellite office at The Upper Mill in Milford, PA. NEPA is currently looking for another
satellite office in the Lehigh Valley area.
