Evans Hired as New Sales Manager of NEPA / Wilkins & Associates PROPERTY MANAGEMENT

Stroudsburg – Amy L. Evans has been hired by NEPA Management and Wilkins & Associates—PROPERTY MANAGEMENT for the position of Sales Manager, Long Term and Vacation Rental Department.  The announcement came from Thomas R. Wilkins, CEO.
Evans, prior to joining the Wilkins organization, worked for The Frederick Group, Ltd. in Allentown from 2005 – 2014.  In her position, Evans was responsible for scheduling appointments, processing listings and sales, maintaining company files and assisting over 80 residential and commercial Realtors and their clients.
Evans holds a Pennsylvania Real Estate Salespersons license.
Prior, Evans was employed by the Nazareth National Bank and Trust Company as an Administrative Assistant in the Commercial Loan Division as well as a Commercial Real Estate Processor for Wise Financial Group.
Said Thomas R. Wilkins, CEO, “Our Management Department, particularly with long term rentals and vacation rentals, is a big part of our company.  We’re excited to have Amy as a part of our team.  Her length of tenure with The Frederick Group was of particular interest to us.  This is a part of our business that we expect to expand over the next several years and consider Evans the person to do it for us.”
Evans, as a part of her day to day responsibilities, will handle the long-term rentals of which the Wilkins organization handles approximately 150 units.  In addition to that, she will oversee the marketing to new investment properties as well as handling the maintenance, rent collection, disbursement of rent and ensure that tenants renew their leases as well as pay their rent in a timely manner.  Evans will answer to Thomas R. Wilkins, CEO.
Said Wilkins, “In addition, our Vacation Rental Department is going to be renovated during the seasonal down-time of March through June.  By renovating, I mean we have a new business model that we’re going to introduce which has to do with the time-share business.”  Recently, Wilkins was involved in the selling of 49 townhome units at Northslope II.  The Wilkins organization also manages that community.
Wilkins has been involved in Property Management for the past 25 years under the names NEPA Management Associates and Wilkins & Associates—PROPERTY MANAGEMENT.
The Management company will also be celebrating their newest branch office at the Historic Water Wheel in Milford, Pennsylvania.  That office is scheduled to open mid-April, 2014.

Court Ordered Sale Townhomes Sell Out in 2 Weeks!


Shawnee on Delaware – Thomas R. Wilkins, CEO of the Wilkins organization announced the court ordered sale of 49 timeshare townhomes at Northslope II sold out in two weeks, one week ahead of the projected time schedule.  The sale was deemed a huge success by all involved.   Wilkins & Associates Commercial Brokers, the company who handled the sale, announced earlier this week that all the units sold at the asking price or above.
Said Thomas R. Wilkins, Broker who handled the auction-style sale, “We, as well as our clients (referring to the 196 interval owners) are very pleased with the proceeds that were collected.”
Wilkins, with Attorney Joseph S. Wiesmeth and Craig Roberts led the consolidation team in conjunction with Attorney Michael V. Gazza who represented the Association.  Said Wiesmeth, “We began this project in mid-2011 by giving a presentation to select members of the Board of Directors.  We then, through a detailed procedure, filed suit in the Monroe County Court of Common Pleas; after which, with a final decision by the Honorable Judge Arthur Zulick, got us to where we are today.  This is one of those win-win-win cases.”
The Shawnee interval owners can expect a check in the amount of $13,000 – $18,000 in mid-April.  Roberts, who developed the distribution plan stated, “The distribution of net funds to the interval owners will be overseen by the Association’s attorney, Michael V. Gazza, as well as Scott A. Miller, CPA from the firm Riley and Company, Inc.”
Northslope II was a timeshare project developed by Shawnee Development, Inc. (SDI) in the mid-80s.  Over time, and through attrition (most of the interval owners had owned since the beginning of the Association), delinquencies, collections and non-paying members, as well as other mitigating forces earmarked the development as not being able to continue as a timeshare.  The possibilities were filing for bankruptcy—the Association owed $790,000 in delinquent real estate taxes–and liquidating the units as timeshare (which each interval had a market value of between $100 – $300) or successfully selling the townhomes as fee simple ownership and delivering to each of the owners proceeds that were well above their estimated market value if sold as timeshare.
The concept of a consolidation team was one that was developed by Wiesmeth, Wilkins and Roberts.  Said Wilkins, “The model that we used for the conversion of NSII is one that can be used anywhere in the continental United States.  This is the third project that I’ve been involved with by selling units in bulk and the second project whereby we converted timeshare into whole ownership.”  The net amount estimated to be shared by the interval owners is close to $1 million.
When asked, the consolidation team is excitedly exploring new projects in and around the Pocono region, as well as timeshare properties in Ocean City, Maryland; Florida and Upstate New York.

Camaerei is a December graduate of the Pocono Real Estate Academy and currently attends East Stroudsburg University where he majors in Business Management while concentrating on Finance.

Shawnee OK’d to Sell 49 Timeshares

A plan to convert and sell 49 failed Shawnee timeshare units as wholly owned townhomes won final approval Tuesday from Monroe County Judge Arthur Zulick.
The unusual conversion of the Middle Smithfield Township quarter-shares is the result of a two-year legal process launched by three timeshare holders. The Shawneequarters Association agreed to represent all quarter-share holders in the class-action suit that will result in the association eventually dissolving itself.
The converted townhomes — about a two-minute drive from Shawnee Mountain Ski Area — will become part of the Northslope II development and be subject to its covenants and declarations. Some 76 other units at Northslope II were built as and operate as townhomes.
Of the 196 quarter-shares, 110 went into default over the years, with the deeds going back to Shawneequarters Association. Some 44 of the 49 units had been shut down and disconnected from utilities.
Shawneequarters Association owes more than $600,000 in delinquent property taxes it was unable to collect. Total delinquencies, including unpaid dues, exceed $1 million.
Zulick gave quarter-share owners until Jan. 3 to file objections to the proposed settlement, but none was received. A few timeshare owners called to inquire about the process.
“The people calling were asking when are they going to get their checks,” attorney Joe Wiesmeth, representing three quarter-shares holders, told the judge.
The furnished 1,200-square-foot townhome units will be sold by Wilkins & Associates in an auction-style cash sale. All sales must be closed within 30 days after the sales agreement is executed. Though the homes are subject to bid, they are listed at $49,900 for interior units and $52,900 for end units.
Buyer offers for less than the list price are subject to board approval.
Total sales are expected to fetch about $2.5 million. About $1.5 million of that will pay back taxes, back association fees and attorney, Realtor and title bills.
About $1 million will be distributed to the former timeshare holders. Someone owing $15,000 in back taxes and fees will receive $6,000 to be applied to retiring those debts. No one owing more than $15,000 will receive a distribution, said Realtor Tom Wilkins.
Quarter-share holders who are current with all fees and taxes will receive an extra payment.
Taxes on each quarter-share unit amounted to about $8,000. The Monroe County Assessment Office agreed to new assessments for the townhomes that will lower county, municipal and school taxes to about $3,600 per year.
Wilkins noted the lower tax bills will be offset by the payment of uncollected back taxes.
Northslope II association dues are estimated to be $225 to $265 per month. Northslope II will retain title to and perform maintenance on the exterior.
Area real estate agents are invited to a Feb. 2 open house to learn more about the sales process. Showings by appointment only will be conducted by Wilkins & Associates during the following three weekends. Closings will take place in March.
“By April 30, this will be a done deal,” Wilkins said.

Pocono Timeshares To Be Sold at “Auction Style” Sale


Shawnee – Thomas R. Wilkins, CEO of Wilkins & Associates Commercial Brokers, Inc., announced that his office has been contracted to sell 49 townhome units at Northslope II, a timeshare development located in Shawnee-on-Delaware in the Pocono Mountains.  Wilkins along with Joseph S. Wiesmeth, Esq. and Craig Roberts from Pennsylvania First Settlement Services teamed up in 2012 and developed a proposal for selling the timeshare units as fee simple ownership.  The timeshare development, developed in the mid-80s by Shawnee Development, Inc. (SDI) was built as an interval ownership project.

In 2012, the Monroe County Court of Common Pleas, in front of the Honorable Judge Arthur Zulick, certified a lawsuit filed by the Association as a Class Action suit.  In the Class Action suit its Board of Directors was named as Trustee to represent all the Class members.

Said Wilkins, “What we did is get a super majority vote of the owners, including those who were delinquent, and have the Association members ratify that there was more value in selling the units as whole owner units than there was in continuing as timeshare.”  Wilkins further stated “An overwhelming majority of the owners have owned for 20+ years.  Some had either passed away, their children were grown and other factors made it impossible for them to continue paying dues.”  The lawsuit stated a delinquency rate of close to 90 percent. 

Wilkins and his partners have done the converting of timeshares in other parts of the Poconos.  In 2007, they sold the Wild Acres timeshares in Pike County in an “auction style” sale.  The Northslope II timeshare will be sold in a similar fashion.

The Monroe County Taxing Authority will receive over $670,000 in delinquent real estate taxes at the time of the sale.  In mid-2012, RCI, the world leader in timesharing exchange terminated their accreditation of the quartershare timeshare program at Northslope II which in fact rendered the timeshares worthless.  The estimated value of the intervals-, as timeshare or interval ownership, was stated to the court to be anywhere between $100 and $300.  The units as fee simple interest are being offered to the general public at $49,900 for interior units and $52,900 for end units.  “Said Wilkins, “the sale is scheduled for February 8-9, 14-16 and 22-23; I am estimating all the units will sell without any problem.  It is a cash sale.”

Stated Joseph S. Wiesmeth, Esquire, attorney for the Plaintiffs, “This is really a win/win/win circumstance.  All of owners will be credited from the money received from the sale and those owners who are not delinquent could receive an estimated amount anywhere from $16,000 to $19,000.  The county will win by receiving all of the delinquent real estate taxes which is close to $700,000 and the new owners have the ability to get a great opportunity at, what at one time was a very active development.”

Currently, there are 76 whole-owned units at Northslope II and when combined with the timeshare units should make it a very viable association with approximately 125 units.  Northslope II is a combination of rental units, vacation homes and primary homes for professional and retired persons.  The development is located two minutes from the Shawnee Ski area.

Any timeshare member who opposed the plan and distribution of funds was given until January 3rd to file an objection.  No objections were filed with the Monroe County Court of Common Pleas.  A hearing to consider final approval of the sales plan is being held on January 21, 2014 in front of the Honorable Judge Arthur Zulick at 1:30 p.m.

Wilkins Pays Out $1 Million

Stroudsburg – Thomas R. Wilkins, CEO, Better Homes and Gardens Real Estate Wilkins & Associates presented Blanca Cordero, Realtor a $50 gas gift card for being the Million Dollar Agent.
Better Homes and Gardens Real Estate Wilkins & Associates has paid to their Realtors and Associates Brokers, $1.1 million in commissions as of November 30, 2013.  Said Thomas R. Wilkins, “We’ve paid our sales people $1.1 million in commissions, year-to-date.”  The commissions paid to Realtors are for home sales and rentals.  The Wilkins organization has offices in Bushkill, Stroudsburg and Mount Pocono.

Wilkins & Associates Attends PMAR Christmas Party

Bushkill – Thomas R. Wilkins, CEO; Dennis Mooney, V.P./Assoc Broker; Nicole Murray, Realtor; as well as other select agents attended the Pocono Mountains Association of REALTORS Christmas party held at the Bushkill Inn and Conference Center.

“It was an exciting dinner,” said Thomas Wilkins.  “Nicole Murray, Realtor from our Bushkill office was inaugurated as President of the PMAR effective January 1st and Dennis Mooney was inaugurated as a Director with the PMAR Board.”

The dinner was hosted by Christine Scrofano-Wilkins, Chairperson of the Social Committee.

Murray Elected President of PMAR 2014

Stroudsburg – Nicole Murray, Realtor with Better Homes and Gardens Real Estate Wilkins & Associates, was elected to the position of President for the Pocono Mountains Association of REALTORS®.

As President Elect, Murray will assume the position of President effective January, 2014. Wilkins & Associates announces Drozal as new Sales Agent

Stroudsburg – Keith R. Drozal join has joined Better Homes and Gardens Real Estate Wilkins & Associates as a Salesperson in their Stroudsburg office.  Drozal, a native to the Pocono Mountains, took the required courses and passed the necessary exam to receive his Salesperson’s license.  Drozal is a graduate of the Pocono Real Estate Academy.

Drozal, who previously had been self-employed as a contractor and now works for the Buck Hill Community Association, will start with the company as a part-time Realtor.  In his capacity Drozal will focus on rentals and residential listings and sales.  Drozal will do his training online and at his pace through webinars in the Better Homes and Gardens Greenhouse.  Webinars include “Seeds of Success” an eight part series, Social Media and Technology training and LeadRouter, BHG’s online Customer Contact program to mention a few.

Pomeroy hired as new Sales Agent at Wilkins & Associates

Stroudsburg -  Stephen J. Pomeroy, Realtor has been hired by Better Homes and Gardens Real Estate Wilkins & Associates as a Sales Associate in their Park Avenue office.  Pomeroy, prior to joining Better Homes and Gardens Real Estate Wilkins & Associates, was employed by Weichert Acclaim.

While this is Pomeroy’s first job in real estate, Pomeroy boasts 20+ years in Sales and Management with such publicly traded companies as GNC, where he oversaw 13 satellite stores in the Allentown area and Office Max, where he held the position of Assistant Store Manager/Store Manager earning “Top 20 Office Max Success Stories” in 2005.

Pomeroy graduated from the State of New York at Purchase with a Bachelor of Science in Economics.

Pomeroy took the required real estate courses from an Allentown School, passed the required PA State exam and was recruited by Tom Wilkins, CEO and Dennis Mooney after Wilkins viewed Pomeroy’s profile on LinkedIn, V.P./Sales Manager.  Originally from Bronx, New York, Pomeroy and his family have lived in the Poconos (Tannersville) since 1997.

25 Years of Highs and Lows in Pocono Real Estate

Tom Wilkins, in his 25 years running a real estate office, remembers the first house he bought — a country cottage in Swiftwater — and the first house he sold in the West End to a New Yorker moving to the area.

“We got it on paper on a Monday and closed the following Friday, a three-page contract,” he said of the sale. “Nowadays, contracts typically are 22 pages. Liability is the biggest thing.”

From there, the market went from prospective buyers who had vacationed here ” and then it changed to ‘my cousin who lives here’ and that’s when it became a true bedroom community. They came here for affordability.”

The primary boom was for six years in the early 2000s, “a helluva run. You couldn’t get the buyers fast enough.”

Champagne days

After breaking out on his own from the early years of four years working in Phyllis Rubin’s Coldwell Banker offices, Wilkins in June of 1988 staffed three people in his first office on Fork Street in Mount Pocono and since then has been through the champagne days of the booming homebuilding market where he said 270 homes would be under contract at a time compared to a low of 45 homes bouncing back up to the 90s in today’s market.

The Wilkins organization, with Wilkins as president and CEO and includes Better Homes and Gardens Real Estate Wilkins & Associates, NEPA Management Associates that began 20 years ago, Wilkins & Associates—Property Management, Pennsylvania First Settlement Services and Wilkins & Associates Commercial Brokers, went from 14 offices at the peak to three in Bushkill, Mount Pocono and Stroudsburg. He remembers getting a “baptism of fire” opening his first office during an economic downturn that was nothing like this one.

“There were days (this time) where I didn’t know if we’d open for a week,” Wilkins said recently at his Park Avenue office in Stroudsburg. “In the early years, we came up with different ideas to bring in business. No one was doing rentals back then and we did them. We got into property management early in my career and others didn’t. I just kept thinking out of the box. Those were the beginnings of this organization that we have today.”

While the economy slowly creeps out of the vicious economic downturn, Wilkins said the foreclosures in data from the Pocono Mountain Association of Realtors that peaked at 35 percent “are about 22 or 23 percent” but it is worsening again on the latest data. This time, it’s not the subprime loans and unemployment driving foreclosures but families falling behind because the wage-earners are underemployed and commuters with slow salary growth are crushed by rising gas prices.

Low prices will stay awhile

Foreclosures have always been around, Wilkins said, but until they’re at a manageably lower level, home prices will continue to stay to the recent low of $127,000 average per home sold, which is affected by townhouses and fixer-uppers.

“That’s a very accurate number, a definite number down from $147,000 a year ago,” Wilkins said. “Prices are lower because the Poconos has always sold affordability. We got homebuyers who are nurses, police officers, the blue collar guy and gal. We didn’t get the Hamptons crowd, the Sea Isle City crowd.

“That’s why we’re a little different in the price lines from other areas. But it’s the proximity. The closer you are to New Jersey, the more it is worth versus a house at a place like White Haven that might sell for $80,000.”

Wilkins said he hears homeowners’ frustration over low property values that prevents them from selling to move to a better home and there’s not much he can do. “I give them compassion and understanding,” he said.

Although Wilkins said the market has stabilized at rock bottom and it’s still a buyer’s market “but it’s turning a corner, the first big step.” Although some real estate sales data looks better, Wilkins said numbers are skewed.

“In the Poconos we’ve been 10 to 25 percent ahead of a year ago in closings and that’s phenomenal,” Wilkins said. “However, the pricing was off (lowered) as low as 45 percent in 2012, which also means lower commissions. We have a good third and fourth quarter here so then by the end of those months, pricing dropped down to 14 to 15 percent different from a year ago.”

Not a ‘flip’ market

And secondary homes are not the hot items they’ve been touted, said Wilkins, who said they make up only 10 to 12 percent of the homes sold by his agency, which Wilkins wants to improve in 2013.

Some people are taking homes cheap as an investment to fix up and then ride out the recession so the sale value appreciates. For now, they’re not the best investment for people who want to “flip” homes, to buy them as a residence and eventually sell them at a profit to buy a bigger home or at a better location.
With the depressed market, that’s not happening right now.

In fact, homebuying may take an even bigger hit because he said he is following discussion on Capitol Hill to remove the interest deduction on mortgages for homeowners. “That would affect any home sale,” Wilkins said.

For now, the real estate industry has gotten away from the glitz, the eye-catching visuals. “There’s not as much flash and dash, but straightforward and clean and pressed and available to them in a form that they can understand and use easily,” Wilkins said. “That’s the change in the market.”
It takes a long time — as much as six months in this region — to sell a house that even is right priced because of the competitive foreclosure bargains.

Educated homebuyers

Homebuyers who come in have been better prepared poking around the Internet. “They’re more educated then ever,” said Wilkins, who said that they can check the tax rates and what homes are for sale in that area and those comparative sales prices and other readily available information. “That really came along over the last four or five years. We’re not strictly selling homes but providing them information to make their decision.”

The real estate workforce has gotten younger as home investors are not looking for the experienced agents but the savvy ones who can navigate through the various online programs to accelerate the deal. “Seven or eight years ago my staff told me I had to learn online or get out of the way,” he said.
But nothing beats the traditional home tour, said Wilkins. Homebuyers still want to see if there is curb appeal, to see if the house “speaks” to them. They want to check out the neighborhood. That hasn’t changed over the last 25 years.

And neither has having office space. It may be smaller nowadays, in what he calls “coffee shops” as Realtors are outside more with more mobile technology but still needing a place to go to talk business and go through contracts in a setting under today’s trends.

“It’s like a little Starbucks where the agent comes in with a laptop and not in a conference room but a living room setting in a 500-square-foot office space that might be in an insurance office or a bank building,” Wilkins said. “You might have 20 agents but they’re not all there working but are working sometimes out of their house. We’re anxious to kick off this new type expansion.”

He said there also are plans to further develop the management division which offers a wide array of accounting, rental, property owner and townhome or condo management services as well as time-share, community management and conversion into Lehigh Valley’s Allentown vicinity and also into the Scranton, Wilkes-Barre area.

Currently, Wilkins is partners with Ron Parasole. general partner and owner of Parasole Property Management & Associates in Scranton, who handle primarily residential investment properties throughout the Scranton/Wilkes-Barre area.

Local Food Banks get Donation from Wilkins & Associates




Bushkill - Dennis Mooney, Vice President/Sales Manager of Better Homes and Gardens Real Estate Wilkins & Associates, along with Marilyn R. Lesoine, Office Administrator for Wilkins & Associates-PROPERTY MANAGEMENT donated 20 spiral hams to each of two food banks in Mount Pocono, Stroudsburg and Bushkill.

Each year Supervisors, employees and Realtors of Better Homes and Gardens Real Estate Wilkins & Associates and Wilkins & Associates-PROPERTY MANAGEMENT offer “Casual for a Cause” where for a $5.00 donation the managers, an agent or employee is able to dress-down and wear their favorite pair of blue jeans or casual attire to work on Fridays.  The program is sponsored by the Supervisors and handled by Francine Scouten, Payroll Coordinator who faithfully and diligently each week collects and deposits the money for just these special occasions.  The Company has been hosting “Casual for a Cause” for over 10 years now.

Said Patricia Blank-Toombs, VP/Sales Manager, “For several years we sponsored needy families and purchased Christmas gifts for the entire family who had no money to buy Christmas presents for their children or for that matter themselves.  It was a moving experience each year and one that (I’m sad to say) we looked forward to in order to help those families in need.  Last year and again this year, the Supervisors elected to sponsor foods banks instead of giving gifts.”

While Mooney was delivering his 20 hams to Kate Newman, Director of the Bushkill Outreach program, in Mount Pocono, Marilyn Lesoine was delivering her donation of $200.00 in non-perishable foods to the Pocono Mountain Ecumenical Hunger Ministry located on Church Avenue.  Said Lesoine, “I don’t know who was more excited, me or the Ministry!  I felt so good about giving the food and the Ministry felt so appreciative, we both just stood there and hugged one another to show the gratification and the satisfaction we were both experiencing.”

The Bushkill Outreach Program Mission Statement is that the Outreach Program is to be spiritually lead, a community effort, offering basic material support to their neighbors at their point of need.  We, as a representative of the community believe that the program is vital to our community at large as we strive today to take practical steps to offer support and sustenance primarily in the form of food, necessary clothing and furnishings.

Francis Begins New Real Estate Career with Better Homes & Gardens





Bushkill- Better Homes and Gardens Real Estate Wilkins & Associates announced the hiring of Leslie Francis as a Salesperson for the BUSHKILL OFFICE located on Route 209.  Francis was hired by Dennis Mooney, Vice President.

Francis has lived in the Pocono area for the past 10 years and prior to that she resided in the New York area.  Francis took the required real estate courses, passed the necessary exams and is a graduate of the Pocono Real Estate Academy.  She received her real estate license in February of 2012.

Francis has a BA in Business Management and her prior work experience includes business management, customer relations and sales.

Pennsylvania First Settlement Services promotes Lehman


Stroudsburg - Lorie L. Lehman, Settlement Officer/Account Manager, has been promoted to the position of Executive Vice President at Pennsylvania First Settlement Services, a title and settlement company located at 304 Park Avenue in Stroudsburg.  The announcement was made Friday, July 13th by Thomas R. Wilkins, Marketing Coordinator for PA1st.

Lehman began with PA1st as a Settlement Officer/Account Manager in February of 2010.  Prior to that, Lehman was employed with Investors Abstract for 22 years.  Lehman started her title career with Investors Abstract in 1987.

Lehman was also a principal in New Millennium Settlement Agency between 2000 and 2009.  New Millennium Settlement Agency was what is sometimes called an AfBA and acts as a settlement company in which agents and/or brokers share in the ownership.

Lehman's day to day responsibilities with Pennsylvania First Settlement will include overseeing operations of a full-service, multi-county title agency serving an 8 county area.  In addition, Lehman will work for and in cooperation with Rosemarie Lobe-Waller, CFO of the Wilkins organization who provides financial management to PA1st.  Those shared duties include closing and post-closing matters, IT hardware/software updates, overall financial and budgeting and outlooks for the company as a whole.

Said Thomas R. Wilkins, Marketing Coordinator, "Lorie's personality fits the position like a glove.  She not only knows the nuts and bolts of the title industry, her business relationships from her personal book of business, as well as that of the company, mean so much more.  When you read Lorie's resume as to what she does and gives back to the community, you know right away this is a person you want to lead the team."

Lehman is an active member of the Social Committee at the Pocono Mountains Association of REALTORS.  Said Christine Scrofano-Wilkins, Chairperson of that committee, "The decision to make Lorie the prime "go to person" at Pennsylvania First is something that is very well deserved.  I've had the pleasure working with Lehman in planning different social events and I have never in the past three years heard her say no to anything the committee asked her to do."

Other highlights and personal interests of Lehman include her being featured in the Pocono Living magazine; serving as the online Chairperson for the Stroudsburg Relay for Life--American Cancer Society, online coordinator for ACS Daffodil Days and an active member of the Pennsylvania Association of Notaries to name a few.

Lehman is a member of the Beta Sigma Phi International Women's Organization--Stroudsburg Local Chapter; current Secretary of the Eastway Community Homeowners Association and is past President of the General Ambulance Corp--Stroudsburg where she served as a volunteer EMT for 12 years.

Pennsylvania First Settlement Services started its roots in 2006 when Thomas R. Wilkins, CEO of Better Homes and Gardens Real Estate Wilkins & Associates, purchased the company from his then partners, First American Title.  Originally started to just serve the Wilkins organizations, PA1st's Mission Statement changed to include providing top flight title and closing service for all Realtors.  The company hired sales people and title coordinators from other companies that were either downsizing or closing their doors.  The title agent keeps his or her book of business while the company handles fiscal management, marketing, issues policies and in general provides the back up service needed to make the customer satisfied.  Said Lehman, "Repeat business is the best business."
