Wilkins & Associates Attends PMAR Christmas Party

Bushkill – Thomas R. Wilkins, CEO; Dennis Mooney, V.P./Assoc Broker; Nicole Murray, Realtor; as well as other select agents attended the Pocono Mountains Association of REALTORS Christmas party held at the Bushkill Inn and Conference Center.

“It was an exciting dinner,” said Thomas Wilkins.  “Nicole Murray, Realtor from our Bushkill office was inaugurated as President of the PMAR effective January 1st and Dennis Mooney was inaugurated as a Director with the PMAR Board.”

The dinner was hosted by Christine Scrofano-Wilkins, Chairperson of the Social Committee.

The Bushkill Inn and Conference Center (formerly Poc Mont) is a totally renovated hotel resort located off Bushkill Road in Bushkill, Pennsylvania.

Said Thomas R. Wilkins, “The food was great, the atmosphere was fantastic and the group in attendance was exceptional.”  Approximately 80+ agents, dignitaries and guests attended.

Featured in a photograph is Dennis Mooney, who received his first “buck” of the season.  Said Dennis, “I am going to send this to my granddaughter in the morning.”  Mooney was a recipient of one of the several prizes handed out.

Murray Elected President of PMAR 2014

Stroudsburg – Nicole Murray, Realtor with Better Homes and Gardens Real Estate Wilkins & Associates, was elected to the position of President for the Pocono Mountains Association of REALTORS®.

As President Elect, Murray will assume the position of President effective January, 2014. Said Murray, “I’ve been involved with the Pocono Mountains Association of REALTORS for a number of years and to have this honor and responsibility bestowed on me is something I take very seriously. I’m looking forward to my new position and representing Pocono Realtors in the way they want to be represented.”

Murray has been listing and selling with Better Homes and Gardens Real Estate Wilkins & Associates since September of 2009. Murray works from the Bushkill office and handles residential listings and sales throughout the greater Pocono region as well as Pike County.

Murray held the position of Vice President of PMAR for 2013. In addition to that position, she has been on the MLS Committee for the past 8 years, this year as Vice Chair; a PMAR Director for 2 years, Member Service Committee Chair for 3 years and a member of the Government Affairs Committee for the past 2 years. She also has been a Director with the Pennsylvania Association of Realtors for the past 3 years.

Mooney Presents Annual Volunteer Appreciation Awards in Valley Forge

Valley Forge, PA – On April 8th at the Crowne Plaza Hotel Dennis Mooney, Board Member of the Eastern Pennsylvania Chapter of the Arthritis Foundation presented awards and recognized the top volunteers from the region for their fundraising efforts.

The mission of the Arthritis Foundation is to improve lives through leadership in the prevention, control and cure of arthritis and related diseases. Annually, the Arthritis Foundation presents the National Volunteer Service Citations to those people recognized as achievers.

Mooney has been involved with the Arthritis Foundation for the past 16 years; 13 years as a Director on the Lehigh Valley Chapter Board and the past 3 years as a Director on the Eastern Pennsylvania Chapter Board. Mooney also chaired the Annual Arthritis Walks held at East Stroudsburg University each fall and served as emcee for several Evenings of Honors celebrations.

Skillman and Kazimi Win National Better Homes and Gardens Real Estate Awards

Parsippany, NJ - Better Homes and Gardens Real Estate, LLC, announced at the 2012 national convention—Fusion held at the Aria Resort in Las Vegas in February that Kathleen Kazimi, Senior Sales Assoc and Katherine Skillman, Assoc Broker, were presented with the Silver Certificate Award. Skillman was recognized for her Gross Commission Income as well as units’ volume. Kazimi was recognized based on her Gross Commission Income.

BHG Real Estate Survey Shows New ‘Kids’ On The Block Willing To Work Hard To Make Home As Unique As They Are

Findings Indicate Next Generation of Homeowners Reinterpret Traditions, Prefer Customized 'Smart' Homes Distinct from Previous Generations

PARSIPPANY, N.J. 03-12-2013 — There’s a new type of homebuyer on the market. They know what they want and are ready to get their hands dirty to transform a house to meet their unique needs. Stereotypical luxury and prototypical homes do not entice them; rather these consumers strive to own homes that stand apart and suit their personal lifestyle… Enter the next generation of homebuyers.

Better Homes and Gardens® Real Estate today released national survey findings of 18-35 year-old Americans that reveal the next generation of homeowners are rewriting the rules to homeownership and reinterpreting traditional norms to fit their values. Results indicate that the next generation of homeowners seeks essential, purposeful homes (77%) equipped with the technological capabilities they have grown accustomed to, as opposed to stereotypical luxury homes preferred by many in their parents’ generation. The findings also demonstrate that 82 percent of “Millennials” surveyed embrace their independence with gusto and prefer to handle home improvements on their own instead of turning to their parents for money; a stark contrast to the general misconception that paints young Americans as coddled or entitled.

“It’s critical that real estate professionals understand what embodies a quintessential home for the Millennial generation, which vastly differs from the traditional norms of generations before them,” said Sherry Chris, president and CEO of Better Homes and Gardens Real Estate LLC. “These survey findings allow our brand to continue to best serve the next generation of homebuyers and find homes that can or do appeal to their lifestyles and unique spirit. Understanding technologies to communicate with this generation is now only one piece of the puzzle for agents; ‘smart’ technological capabilities must now be ingrained into the home itself.”

Key findings from the Better Homes and Gardens Real Estate survey include:

The Fix-It Generation: While homeownership presents new responsibilities and surprises for first-time homeowners, Millennials are prepared for home maintenance tasks. Nearly 1 in 3 (30%) Millennials surveyed would actually prefer a “fixer-upper” to a house with minimal repairs needed.

They aren’t afraid of rolling up their sleeves either. Nearly half (47%) of survey respondents would be more likely to tackle a home maintenance problem themselves, rather than calling a professional to handle the job. Furthermore, 72 percent of Millennials consider themselves just as handy—if not more so—than their parents.

Bigger Isn’t Always Better: Unlike their Baby Boomer parents, 77 percent of Millennials surveyed would prefer an “essential” home compared to a grand stereotypical luxury home. This generation wants their living quarters to be as unique as they are; more customized and less “cookie cutter” (43%). To that end, Millennials seek for each room of their home to serve a purpose fit for their lifestyle. For instance, 1 in 5 of survey respondents agree that “home office” is a more appropriate name for their dining room based on what they typically use it for, and 43 percent would like to transform their living room into a home theater.

Home, Sweet (Smart) Home: When it comes to the next generation of homeowners, more than half (56%) of Millennials believe home technology capabilities are more important than “curb appeal.” If a home is not up-to-date with the latest tech capabilities, 64 percent of Millennials surveyed would simply not consider living there. In addition, 84 percent of the younger Americans surveyed believe that technology is an absolute essential to have in their homes. The most sought-after tech being an energy efficient washer and dryer (57%), security system (48%), and smart thermostat (44%).

Their Home, Their Way: Millennials have a fresh perspective on furnishing a home. Fifty-nine (59) percent of those surveyed would rather have extra space in their kitchen for a TV, as opposed to a second oven, and they seek to be entertained in every room of their home. While kitchen renovations are likely to remain a top improvement priority, tech updates are highly desirable, as well. In fact, 41% Millennials would be more likely to brag to a friend about a home automation system over a newly renovated kitchen.

These findings are an extension of a 2012 Better Homes and Gardens Real Estate homeownership survey, which revealed that in spite of the recent housing crisis, Millennials are undeterred from buying a home and believe owning a home is a key indicator of success. The Better Homes and Gardens Real Estate survey was conducted by Wakefield Research among 1,000 nationally representative adults, ages 18-35, between December 7, 2012 and December 26, 2012, using an email invitation and an online survey. Quotas have been set to ensure reliable and accurate representation of the adult population, ages 18-35.

Results of any sample are subject to sampling variation. The magnitude of the variation is measurable and is affected by the number of interviews and the level of the percentages expressing the results. For the interviews conducted in this particular study, the chances are 95 in 100 that a survey result does not vary, plus or minus, by more than 3.1 percentage points from the result that would be obtained if interviews had been conducted with all persons in the universe represented by the sample.

25 Years of Highs and Lows in Pocono Real Estate

Tom Wilkins has seen — and been in the middle of — it all

Tom Wilkins, in his 25 years running a real estate office, remembers the first house he bought — a country cottage in Swiftwater — and the first house he sold in the West End to a New Yorker moving to the area.

“We got it on paper on a Monday and closed the following Friday, a three-page contract,” he said of the sale. “Nowadays, contracts typically are 22 pages. Liability is the biggest thing.”

From there, the market went from prospective buyers who had vacationed here ” and then it changed to ‘my cousin who lives here’ and that’s when it became a true bedroom community. They came here for affordability.”

The primary boom was for six years in the early 2000s, “a helluva run. You couldn’t get the buyers fast enough.”

Champagne days

After breaking out on his own from the early years of four years working in Phyllis Rubin’s Coldwell Banker offices, Wilkins in June of 1988 staffed three people in his first office on Fork Street in Mount Pocono and since then has been through the champagne days of the booming homebuilding market where he said 270 homes would be under contract at a time compared to a low of 45 homes bouncing back up to the 90s in today’s market.

The Wilkins organization, with Wilkins as president and CEO and includes Better Homes and Gardens Real Estate Wilkins & Associates, NEPA Management Associates that began 20 years ago, Wilkins & Associates—Property Management, Pennsylvania First Settlement Services and Wilkins & Associates Commercial Brokers, went from 14 offices at the peak to three in Bushkill, Mount Pocono and Stroudsburg. He remembers getting a “baptism of fire” opening his first office during an economic downturn that was nothing like this one.

“There were days (this time) where I didn’t know if we’d open for a week,” Wilkins said recently at his Park Avenue office in Stroudsburg. “In the early years, we came up with different ideas to bring in business. No one was doing rentals back then and we did them. We got into property management early in my career and others didn’t. I just kept thinking out of the box. Those were the beginnings of this organization that we have today.”

While the economy slowly creeps out of the vicious economic downturn, Wilkins said the foreclosures in data from the Pocono Mountain Association of Realtors that peaked at 35 percent “are about 22 or 23 percent” but it is worsening again on the latest data. This time, it’s not the subprime loans and unemployment driving foreclosures but families falling behind because the wage-earners are underemployed and commuters with slow salary growth are crushed by rising gas prices.

Low prices will stay awhile

Foreclosures have always been around, Wilkins said, but until they’re at a manageably lower level, home prices will continue to stay to the recent low of $127,000 average per home sold, which is affected by townhouses and fixer-uppers.

“That’s a very accurate number, a definite number down from $147,000 a year ago,” Wilkins said. “Prices are lower because the Poconos has always sold affordability. We got homebuyers who are nurses, police officers, the blue collar guy and gal. We didn’t get the Hamptons crowd, the Sea Isle City crowd.

“That’s why we’re a little different in the price lines from other areas. But it’s the proximity. The closer you are to New Jersey, the more it is worth versus a house at a place like White Haven that might sell for $80,000.”

Wilkins said he hears homeowners’ frustration over low property values that prevents them from selling to move to a better home and there’s not much he can do. “I give them compassion and understanding,” he said.

Although Wilkins said the market has stabilized at rock bottom and it’s still a buyer’s market “but it’s turning a corner, the first big step.” Although some real estate sales data looks better, Wilkins said numbers are skewed.

“In the Poconos we’ve been 10 to 25 percent ahead of a year ago in closings and that’s phenomenal,” Wilkins said. “However, the pricing was off (lowered) as low as 45 percent in 2012, which also means lower commissions. We have a good third and fourth quarter here so then by the end of those months, pricing dropped down to 14 to 15 percent different from a year ago.”

Not a ‘flip’ market

And secondary homes are not the hot items they’ve been touted, said Wilkins, who said they make up only 10 to 12 percent of the homes sold by his agency, which Wilkins wants to improve in 2013.

Some people are taking homes cheap as an investment to fix up and then ride out the recession so the sale value appreciates. For now, they’re not the best investment for people who want to “flip” homes, to buy them as a residence and eventually sell them at a profit to buy a bigger home or at a better location.
With the depressed market, that’s not happening right now.

In fact, homebuying may take an even bigger hit because he said he is following discussion on Capitol Hill to remove the interest deduction on mortgages for homeowners. “That would affect any home sale,” Wilkins said.

For now, the real estate industry has gotten away from the glitz, the eye-catching visuals. “There’s not as much flash and dash, but straightforward and clean and pressed and available to them in a form that they can understand and use easily,” Wilkins said. “That’s the change in the market.”
It takes a long time — as much as six months in this region — to sell a house that even is right priced because of the competitive foreclosure bargains.

Educated homebuyers

Homebuyers who come in have been better prepared poking around the Internet. “They’re more educated then ever,” said Wilkins, who said that they can check the tax rates and what homes are for sale in that area and those comparative sales prices and other readily available information. “That really came along over the last four or five years. We’re not strictly selling homes but providing them information to make their decision.”

The real estate workforce has gotten younger as home investors are not looking for the experienced agents but the savvy ones who can navigate through the various online programs to accelerate the deal. “Seven or eight years ago my staff told me I had to learn online or get out of the way,” he said.
But nothing beats the traditional home tour, said Wilkins. Homebuyers still want to see if there is curb appeal, to see if the house “speaks” to them. They want to check out the neighborhood. That hasn’t changed over the last 25 years.

And neither has having office space. It may be smaller nowadays, in what he calls “coffee shops” as Realtors are outside more with more mobile technology but still needing a place to go to talk business and go through contracts in a setting under today’s trends.

“It’s like a little Starbucks where the agent comes in with a laptop and not in a conference room but a living room setting in a 500-square-foot office space that might be in an insurance office or a bank building,” Wilkins said. “You might have 20 agents but they’re not all there working but are working sometimes out of their house. We’re anxious to kick off this new type expansion.”

He said there also are plans to further develop the management division which offers a wide array of accounting, rental, property owner and townhome or condo management services as well as time-share, community management and conversion into Lehigh Valley’s Allentown vicinity and also into the Scranton, Wilkes-Barre area.

Currently, Wilkins is partners with Ron Parasole. general partner and owner of Parasole Property Management & Associates in Scranton, who handle primarily residential investment properties throughout the Scranton/Wilkes-Barre area.

New Real Estate Venture for Pocono Farms

Tobyhanna - In late May, Better Homes and Gardens Real Estate Wilkins & Associates, in cooperation with Appletree Management Group, Inc. and Executor of the Estate of Kenneth G. Bell, closed the first sale for what is now Pocono Farms Realty, Inc. Pocono Farms Realty, Inc. is the name of the Association's new real estate office. On August 3rd the office was officially licensed by the Commonwealth of Pennsylvania. The office is located in the lower level management office at the Pocono Farms Clubhouse. Pocono Farms Realty will be exclusive to the Pocono Farms community.

The home located at 7529 Birdie Place boasts a 1st class golf course view and was purchased by Thomas and Jennifer Miller whose primary home is Manhattan. The Miller's expect to move in shortly and are excited to become new members of Pocono Farms Country Club and owners in Pocono Farms. The sale was handled by Judi Moniz, Assoc Broker and Al Grant, Realtor. The sale took approximately 5 months to close. Said Moniz, "The Miller's had the opportunity to purchase a vacation home anywhere in the Poconos, but when they saw Pocono Farms they knew that this was the community for them."

For some time, Jim Ott, in cooperation with the Pocono Farms Board of Directors and in particular the Long Range Planning Committee, has investigated the best way to start, operate and own a real estate company that focuses on assisting PFCCA owners in the ability to sell, rent and attract perspective owners to one of the best golf communities in the Poconos. Said Jim Ott, "Pocono Farms Realty, Inc. was a dream of the Long Range Planning Committee and members like Tony DeMarco and Frank Milano for a number of years. We want to enhance the current PFCCA marketing program and to utilize the communities' membership opportunities which include golf, a new fitness club and a great country club." Ott also said, "Eventually, we're hoping to expand to offering 'community realty services' which would include such things as property maintenance, services to all PFCCA owners and tenants alike. That could include snow removal, housekeeping services, interior/exterior repairs and home security checks just to mention a few."

To open Pocono Farms Realty, Inc. the Association needed a Broker. Thomas R. Wilkins, President and CEO of Better Homes and Gardens Real Estate Wilkins & Associates took the job. Said Wilkins, "I'm very pleased to be working with such a forward-thinking Board of Directors. This project will be a lot of fun to watch grow."

Eventually, Pocono Farms Realty, Inc. will be involved in Vacation and Short-term rentals, and corporate rentals (which are those furnished homes rented off season to businesses). Wilkins also stated, "When you have large employers such as Sanofi Pasteur, Johnson & Johnson, Tobyhanna Army Depot and other companies that have consultants and/or personnel that come into the area, it's not unusual for them to want sophisticated housing in a community such as Pocono Farms. That's one of the areas we're going to accent services on."

Wilkins also stated that in addition to being actively involved with Pocono Farms, being Broker of Record and actively building that business with Pocono Farms, his organization plans on doing similar "partnerships" with other associations in the Poconos. Said Wilkins, "Pocono Farms Country Club Association and golf community is the best place to start, and being exclusive to a community (and being able to use their name) is the way of the future."

The office of Pocono Farms Realty, Inc. is being made more attractive to bring in the public.
